Is the post between my garage doors load-bearing?

Almost always, and that is fine. Most GTA builders framed two separate headers with a post carrying load between them because it was cheaper than one long beam. It usually holds up whatever sits above, often a bedroom. This is the exact condition we engineer for. .

A garage door company told me they cannot do this. Can you?

Yes. Door companies install doors; they do not remove structure, and most will tell you to find a construction company. We carry the whole job in one contract: engineered beam, building permit, post removal, exterior finishing, and the new door. .

My home inspector said the post is not structural. Should I trust that?

Treat it with caution. Homeowners get conflicting answers on this constantly, and the cost of guessing wrong sits above your garage. We assume the post is load-bearing until an engineer confirms otherwise, and the free assessment settles it definitively. .

There is a bedroom above my garage. Is this still possible?

Yes. A room above changes the beam design, not the answer. An engineer redesigns the load path, the beam gets sized for it, and the municipality inspects the work. It is the majority of what we do. .

Do I need a permit? What does it cost and how long does it take?

Widening the opening or changing the header beam requires a municipal building permit; a like-for-like door swap does not. Fees and timelines vary by municipality, and we prepare, file, and carry the permit as part of the job. .

Will one wide door hurt resale? Don't some buyers prefer two doors?

Some do, and we will not pretend otherwise. What we see: one modern insulated wide door reads current, parks two vehicles more easily, and photographs better. A premium insulated door also answers the heat-loss argument for two doors. .

Will I need a custom-width door?

Often yes. When two single garage doors become one double, the combined opening typically ends up wider than a standard 16-foot door, so the door is frequently custom-width. We measure, spec, and supply it as part of the contract, sized to your actual opening. .

What happens to my brick?

A new one-piece lintel goes in across the full span, then the brick is reinstated with new frame and brickmould to match the existing facade. Stone, stucco, and siding get their equivalents. Exterior finishing is included, not an extra trade you chase. .

Do I need a new opener?

Usually. A custom-width double door is heavier than either single it replaces, which typically means a new torsion spring and a stronger opener. The opener upgrade is part of the standard scope, confirmed at your assessment. .

How long does the project take, and how is the opening secured overnight?

Your opening is never left open: it is framed, sheeted, and secured at the end of every work day. Total duration depends on structure and finishing, and we confirm your schedule at the free assessment. .
