Where we work in the GTA
All 8 cities have a dedicated page below, with local housing-stock detail, permit authority, and a neighbourhood-level map.
Toronto
Toronto's garage stock spans postwar bungalows in the inner suburbs to two-storey homes with a bedroom over the garage further out. Either way, the centre post between two single doors is the piece we're engineered to replace.
Mississauga
Much of Mississauga was built out through the 1990s and 2000s as two-storey subdivisions, where a bedroom commonly sits directly above the garage. That's the load-path condition our engineering is built around.
Markham
Markham's newer neighbourhoods are dominated by 1990s-to-2000s two-storey subdivisions with a bedroom above the garage, the same configuration we engineer for as standard, not the exception.
Etobicoke
Etobicoke's older streets are full of postwar bungalows and split-levels built with two single garage doors and a centre post between them. Permits for Etobicoke addresses are filed through the City of Toronto, not a separate municipality.
Richmond Hill
Richmond Hill's growth through the 1990s and 2000s left it with the same two-storey, bedroom-above-the-garage layout common across York Region, exactly the load path our beam design is built around.
Oakville
Oakville mixes mature, established streets near the lake with newer two-storey subdivisions north of the QEW, both built with two single garage doors we regularly convert.
Brampton
Brampton's newer subdivisions follow the same two-storey, bedroom-above-the-garage pattern as its York Region neighbours, with permits filed through Brampton's own building department.
Vaughan
Vaughan's 1990s-to-2000s subdivisions carry the same bedroom-above-the-garage layout common across York Region, with Kleinburg's older village core the exception.
How far we travel: we work GTA-wide, from Toronto to Oakville. Addresses near the edge of our service area are confirmed at booking, not guessed at from a postal code.
Who issues your permit, by municipality
Building permits are issued by your local municipality, not by Peel or York Region directly. We prepare and file the application with stamped engineering drawings either way.
| Municipality | Permit issued by |
|---|---|
| Toronto (incl. Etobicoke) | City of Toronto — Toronto Building |
| Mississauga | City of Mississauga Building Division (Peel Region) |
| Brampton | City of Brampton Building Division (Peel Region) |
| Markham | City of Markham Building Standards (York Region) |
| Richmond Hill | City of Richmond Hill Building Division (York Region) |
| Vaughan | City of Vaughan Building Standards (York Region) |
| Oakville | Town of Oakville Building Services |
Etobicoke was amalgamated into the City of Toronto in 1998, so Etobicoke permits are filed with Toronto Building, not a separate municipality. See permit fees and timelines on the cost guide.
Coverage questions, answered plainly
Do you serve my city?
If you're in Toronto, Mississauga, Vaughan, Brampton, Markham, Oakville, Richmond Hill, or Etobicoke, yes. Confirm your exact address in the 60-second check and we'll tell you your candidate status. .
Is Etobicoke handled differently?
Only for the permit. Etobicoke was amalgamated into the City of Toronto in 1998, so its building permits are filed with Toronto Building, not a separate municipal office. The conversion process itself is identical. .
Do you cover areas outside these 8 cities?
Sometimes, for addresses near the edge of these 8 cities. Tell us your postal code in the 60-second check and we'll confirm whether you're in, on the border, or outside our current service area. .
Who issues my permit?
It depends on your municipality; see the permit authority table above. We prepare the application with stamped engineering drawings and file it regardless of which office issues it. .
How do I check if my garage qualifies?
Answer a few questions about your garage, your city, and what sits above the opening. Most homeowners get their candidate status in about a minute. .
